Why We Don’t Quote Price Per Square Foot

At Lifestyle Homes by Greg Lasker, we understand that one of the first questions many clients ask is: “What’s your cost per square foot?” While it may seem like a simple and fair question, the answer isn’t nearly that straightforward—especially when building a custom luxury home.

Unlike cookie-cutter builders, we don’t offer templated pricing. Instead, we believe in providing real numbers based on real design, after carefully evaluating your vision, your land, and your selections. Quoting a cost per square foot without a detailed takeoff would be like quoting a surgery without a diagnosis—it doesn’t serve you or the integrity of the project.

That’s why we begin every relationship with our Preconstruction Services Agreement (PSA).

What’s Included in the PSA (Phase 1)

Our PSA is a comprehensive planning phase designed to lay the foundation for your dream home. This agreement includes:

  • Site Evaluation – Location and feasibility assessment

  • Architectural Design & Review – Aligning vision with practicality

  • Final Constructable Plans – Accurate, permit-ready drawings

  • Constructability Review – Engineering-led feasibility analysis

  • Budget Pricing & Allowances – Transparent and itemized cost structure

  • Trade Partner Selection – Matching you with the right subcontractors

At the conclusion of Phase 1, you’ll have everything you need—whether you move forward into construction with us (Phase 2), or choose to bid or build elsewhere.

We don’t provide cost-per-square-foot quotes because we believe in doing it the right way: with accuracy, transparency, and your best interest in mind.

“Holding hands, we move forward together."
